2021年9月从多伦多一路旅行,辗转到达卡尔加里,抱着定居此地的想法开始了租房生活,同时也关注着卡尔加里房价信息,于今年4月底开始进军买房市场,有幸在一次浏览地产经纪的网评中结识了我们的地产经纪赵晖同志。
一是精准定位。我们原本以为通过近半年对卡尔加里各区域房价及学区的研究,我们已经掌握了各个区域的情况,尤其对于学区有了比较不错的了解,对以后娃上学应该算是找到了方向,实际上我们只是盲目的关注了学校及房屋价格,纸上谈兵式了解,并未深入各个区域。第一次我们电话与他进行了简单的沟通,针对我们要求学区,房屋面积,房价及安全性等,他帮我们迅速定位了几个区域。接下来便开始了我们的看房之路。对于我们之前有意向的区域的房子,他都给出了诚恳的意见。即使看房区域不在定位内,当我们提出看房时,他也及时预约,带我们看房,经过2个月的看房旅程,我们几乎跑遍了西南,西北区域,锁定了我们理想的安家区域west spring。
二是耐心服务。起初原本以为这里的地产经纪和之前我们在多伦多碰到的经纪类似,带你看房,走马观花简单介绍房子结构,然后询问是否有意向,急不可耐的要求你下offer,三四次看房不下offer就疏远。他带我们多次看房没下offer,我们自己内心都有点不好意思,怕他会嫌麻烦,不会理会我们,但是他还是始终如一的热情服务。随着利息的上涨,意向区域的房子面临出房率不高,有房而价格超出预算。在这一时间段,他建议我们观望一下,而出现合适的房源,立刻跟我们联系。
三是精于业务。首次看房他带我们了解房子结构,如何看房子建造商,柜子材料,地板类型,管道材质,房梁材质,房顶质量,车库下沉问题,窗户是否漏气,外墙损伤是如何造成的?房子价格是否合理等等一系列问题,事无巨细带我们了解了一遍房子。房子哪里有问题需要维修,大致维修价格多少等,仿佛带我们简单验了一次房。每一次看房都是一次学习,这在我们以前看房是学不到的。
四是心细如尘。历经快半年的时间,我们终于在west spring找到了合适的房子也成功拿下了offer。对于这个房子发生了暖心的一目,我们都已经忽略车库遥控器无法使用,再次看房时他能自己带上新电池帮忙试车库遥控器,确定车库遥控钥匙坏了,他找人帮忙修理;煤气炉打不上火也在一旁捣鼓修理,而且还修好了;抽油烟机油烟盒坏了,也帮忙找新的,真是宝藏经纪,各处细节都能体现!
五是一切从客户出发。在人身地不熟的卡尔加里购房中面对找律师,验房师,房屋维修师等,也能帮忙推荐非常认真负责,业务能力强的人,予以快速帮忙解决困难。整个购房的过程从定价–议价–谈判–成交价格上能省则省,帮我们以非常优惠价格拿下offer。这个过程体会了无比的温暖与热情。非常感谢他的热情真诚的服务,让我们在卡尔加里安家!
